One Threadneedle Street is a highly prestigious location in the City of London’s financial quarter. The strategic approach to intervention and refurbishment applied to this project has enabled the building to be updated and re-branded to meet the desirability of the address, while retaining much of its character and existing fabric.

The scheme saw the building modernised and refurbished and the net lettable space expanded, increasing the efficiency and flexibility of the space. The external facade has been modified and modernised, with window mullions removed to let in more light contributing to a light and airy, clear-cut design.
In effect, a brand new building was presented to the market. Developing the project as a speculative development also meant that maximum flexibility needed to be built in to any solution proposed. Numerous studies and test fits of different scenarios for open and cellular office plan layouts assisted us in developing a solution which now enables the building to cater for both.
Sustainability issues were a key focus. All new M&E central plant, infrastructure and systems contribute to future flexibility and whole-life costs, as well as helping the building to secure a BREEAM ‘Very Good’ rating.
