85 Gracechurch Street awarded Best New Development at MIPIM Awards 2026 

Designed by Woods Bagot for developer Hertshten Properties, London’s 85 Gracechurch Street has been named Best New Development at this year’s MIPIM AwardsConsidered highly prestigious in the global real estate industry, the MIPIM Awards recognise excellence in sustainability, architectural quality, and urban impact 

Woods Bagot’s design for 85 Gracechurch Street responds to the rich history of its location in the City of London, offering characterful spaces and amenities to create a unique workplace destination. The site – which sits next to the Grade II listed Leadenhall Market – was once Roman London’s first Basilica, with archaeological remains of the foundations found within its footprint. 

The 30-storey building will provide flexible best-in-class office space, with landscaped terraces offering incredible views across the City of London. It will feature cycle stores, changing facilities, meeting amenities, a large public hall at ground level, and an archaeology exhibition with glass-floored event room over the Basilica remains. 

85 Gracechurch Street is on track to achieve several leading sustainability certifications, including BREEAM ‘Outstanding, NABERS UK 5 Star, WELL V2 Core Certification ‘Gold’, and EPC A Rating, which impressed the MIPIM Award judges. It will also be one of the most heavily planted tall buildings in the City of London, with planted terraces on every second floor of the tower and a planted roof terrace. This focus on biodiversity will create a distinctive appearance on the skyline, distinguishing the building from other City towers. 

Architecturally, 85 Gracechurch Street’s distinctive character is inspired by the adjacent Leadenhall Market and influence of protected viewing corridors of London’s architectural heritage, such as to St Paul’s Cathedral. Woods Bagot’s design for the building has been informed by architectural elements of Leadenhall Market’s structure, with details, rhythms, proportions, and historical cues woven into its contemporary architecture. It has also been inspired by some of the greatest twentieth century London buildings such Lloyds of London, the Smithsons Economist Building, and the architecture of Richard Seifert. 

85 Gracechurch Street is designed to appeal to and create a diverse community as part of its vision to create a destination with a generous public spirit for generations to come, the scheme is an innovative example of how a commercial project with a bold vision and commitment can unlock and create public value, so it’s fantastic that it has received such acclaim by winning Best New Development at this year’s MIPIM Awards.”

Construction of 85 Gracechurch Street is planned to start in 2027, with completion currently targeted for 2030. Shaw Corporation is acting as strategic advisor to Hertshten Properties during construction of the project.
