85 Gracechurch Street, a 30-storey workplace building designed by Woods Bagot for developer Hertshten Properties, has won the Award for Best Use of Arts, Culture or Sport in Placemaking at this year’s Planning Awards. The scheme was also highly commended in the Best Use of Heritage in Placemaking category.

The Planning Awards recognise the outstanding projects, plans, and people which have not only successfully navigated the complexities of the UK planning system but used it to deliver a better built environment for everyone.

By responding to the rich history of this part of the City of London, Woods Bagot’s design for 85 Gracechurch Street unlocks commercial value with a combination of characterful workspace, generous public spaces, and retail.

Sitting next to the Grade II listed Leadenhall Market, the site was once Roman London’s first Basilica. The archaeological remains will be displayed below a glass-floored event space, connecting daily life in the new building with the rich history of the site. At ground level, a public hall opens a new pedestrian route, helping rejuvenate Leadenhall Market.

The mixed-use office tower provides flexible workspace designed for how people work today and adaptable for evolving work patterns over time. Landscaped terraces extend the workplace outdoors, supporting wellbeing and offering views across the City of London.

This recognition builds on the scheme’s earlier success at this year’s MIPIM Awards, where it was awarded Best New Development for its contribution to sustainable growth and city life.

“85 Gracechurch Street will be a destination workplace with activated public spaces and integrated amenities—cultural, social, and commercial—designed as a vibrant seven-day destination and a benchmark for inclusive, culture-led placemaking”

Shaw Corporation is acting as strategic advisor to Hertshten Properties during the scheme’s construction, with other members of the project team including the Museum of London Archaeology and town planning consultancy DP9. Construction of 85 Gracechurch Street is expected to start next year, with completion currently targeted for 2030.
