Four homes, one vision at 22 Edward Street Bondi

Designed by Woods Bagot for Cadmium Property, 22 Edward Street offers a refined and intimate connection to its surrounding environment. Set within a leafy enclave just 500 metres from Bondi Beach, the project combines four distinct residences with curated gardens, private pools, and expansive terraces.  

Woods Bagot Design Director Domenic Alvaro describes the project as “what modern coastal architecture should be.” He reflects on the site’s inherent character, saying, “I love this part of Bondi. The residential scale, the Morton Bay figs, the north-facing aspect—they all speak to home quality. We’ve brought that into every part of the design at 22 Edward Street.” 

The development includes two garden homes and two pool homes. The Garden Homes offer single or dual-level living, each flowing seamlessly onto private landscaped gardens.  

“Landscape is a central component of the design,” Alvaro explains. “All four homes are settled within gardens that feel intentional and protective. The gardens are immersive, and the homes feel grounded within their leafy context.” 

The Pool Homes are dual-level residences with three bedrooms, private pools, and roof terraces. From these elevated vantage points, residents enjoy northerly coastal views and sweeping glimpses of Bondi’s shoreline. Planter boxes frame the terraces, softening the architecture while providing privacy.  

“We worked really hard to take the character of the brick and give each home its own identity,” Alvaro says. “The bricks are custom-designed, long, and laid with care to create a European quality. The pavilion-style roofs are recessed, surrounded by rooftop gardens, reinforcing the sense of place.” 

Woods Bagot Principal Tracey Wiles, who collaborated closely with Alvaro to provide the interiors, emphasises the holistic approach, saying, “Dom and I have worked together for many years. What we aim to do is complete the architecture. Outside and inside flow seamlessly. Each residence is individually designed with its own spatial sequences, custom joinery, and relationship to views. We love creating homes that connect to nature—the dappled light of the trees, sea breezes—while remaining private and protected.” 

The interiors of 22 Edward Street are defined by thoughtful materiality and elevated finishes. Travertine floors, lime-washed walls, and stainless steel detailing are paired with natural stone and ethanol fireplaces, creating a warm yet contemporary palette. Kitchens are generous in scale, and bathrooms are designed to draw light and landscape into the depth of each home. 

“Curating the journey throughout each home was incredibly important,” says Wiles. “The sequence of connected rooms creates beautiful flow and energy. Master suites are conceived as a series of linked spaces—bedrooms, dressing areas, and bathrooms—so that light and landscape extend into every corner.” 

With only four residences, each has been designed as a distinct dwelling rather than a variation on a type. “It’s a testament to Cadmium’s vision,” says Wiles. “They were open to a contemporary approach to living, redefining the way we use space through materiality and detail, and creating four truly unique homes.”
