In today’s fast‑changing cities, retail spaces are evolving beyond destinations of pure consumption to become places where daily life unfolds. Located in Hangzhou’s Xiaoshan, T‑ONE MO shopping mall is Woods Bagot’s latest exploration of community‑based retail, redefining how commerce can naturally integrate into everyday urban experience.

Rather than pursuing scale, the project brings together retail, office and public activity within a compact and carefully curated environment. It proposes a “small yet refined” commercial model that prioritises sustainability and human interaction, offering quality spaces.
The design draws on the more subtle spatial qualities of Hangzhou’s Jiangnan culture. Inspiration comes from the layered reflections and gentle movement of West Lake, the balance between structure and openness found in traditional patterns.
These influences are translated into proportions, material textures, and the interplay of light and shadow, shaping an interior that feels rooted in local memory while remaining distinctly contemporary. With comfort and emotional resonance at its core, the space reflects Hangzhou today, a city where a relaxed pace of life exists alongside efficiency and innovation.
Woods Bagot’s interior design focuses on natural movement, social interaction and a sense of time. Guided by the concept of a “Time Filter”, atriums, galleries and layered circulation connect multiple retail levels into a fluid, continuous journey.
A curatorial approach aligns spatial design with tenant planning, placing each programme where it performs best. Movement becomes an act of exploration, encouraging visitors to pause, connect and engage—bringing lasting vitality to the space.
Unlike conventional large‑scale shopping centres, T‑ONE MO shopping mall is rooted firmly in its local community. The design moves away from the idea of destination‑driven consumption, instead creating an environment that fits effortlessly into daily routines.
