Adelaide’s Market Square residential and hotel tower has topped out, marking a significant construction milestone for the city’s Central Market precinct.
At 40 storeys, the residential tower has now reached its final height. Once complete, the tower will deliver 234 apartments, over 11,000 square metres of retail and dining, and Australia’s first Treehouse Hotel.
Woods Bagot Principal Alex Hall says the project has been inspired by the concept of “future nostalgia”, reinstating the original markets’ brick arches – an emblematic design language of the precinct, grounding the project in its context.
“Throughout the project, we’ve considered how familiar cues and materiality can help shape places people genuinely connect with over time,” says Woods Bagot Principal Alex Hall.
“Topping out demarcates an important shift when a project transitions from a structure to a place – from a construction site to something that will soon be lived in,” continues Hall. “Our aim is to create places that feel considered and lasting, and that over time, people will come to recognise and remember.”
Hall adds the project has already received strong interest from prospective retailers, with announcements to follow as the project continues to take shape.

Once complete, the project will be a major city-shaping urban design project for Adelaide. South Australian Premier Peter Malinauskas says the project demonstrates growing confidence in South Australia.
“Market Square is exactly the kind of investment that supports a vibrant and growing Adelaide,” says Malinauskas. “Projects like this create jobs, attract people back into the CBD and help ensure our city continues to evolve as one of the most liveable places in the country.”
This achievement brings the Market Square project a step closer to completion, marking a significant development in the provision of additional residential accommodation within the city. The residential tower topping milestone follows the topping out of the nine-storey office tower late last year.
The project is slated for completion late 2026.
