Works commence on Brisbane build-to-rent tower

Site preparatory works have begun at 10 Cordelia Street in South Brisbane to make way for a 32-level build-to-rent tower designed by Woods Bagot.

Woods Bagot’s scope includes architectural and interior design services from concept through to delivery, with the design comprising 286 build-to-rent apartments across a mix of one-, two-, and three-bedroom products.

The scheme was initially designed for Brisbane developer Aria Property Group following their successful collaboration on the Woods Bagot-designed ‘The Standard’ residential development (winner of the 2022 UDIA National Award and the Housing Industry Association Awards for Best High-Density Development).

The scheme was acquired by Kiō Investment Management in 2024, who strategically repositioned the project from a traditional build-to-sell model to a build-to-rent (BTR) asset. As one of Australia’s leading BTR specialists, Kiō has leveraged its deep expertise in design-led, community-focused rental housing to retain the tower’s original architectural intent while optimising it for long-term operational performance and resident experience.

The tower expression takes the form of eight elegant cylindrical pilasters, rising above a four-level masonry podium.

“The tower volume is articulated as a series of cylindrical forms, to create an expression of verticality and slenderness in the tower,” says Woods Bagot Principal David Lee. “The circular motif presents a striking counterpoint to the immediate urban context, with the curved geometry helping to direct sightlines away from neighbouring buildings.”

 

The site – a 1,822-square-metres block bound by Cordelia, Boundary and Peel streets – was previously occupied by software company Akunah, and demolition works are currently underway to prepare the plot for construction.

Located less than 500 metres from the CBD, 10 Cordelia Street is uniquely positioned to contribute to the 115,000 new homes needed to accommodate growth within the City of Brisbane, which is anticipated to reach more than 1.5 million residents by 2041.

Within walking distance from vibrant retail and entertainment strip Fish Lane, the future development will benefit from close proximity to an established cultural hub near the Performing Arts Centre, Queensland Museum, Queensland Art Gallery, and more.

Designed to scale with the neighbouring buildings, portions of the podium have been carved out to provide relief to the Cordelia Street elevation and to offer opportunities for landscaping and deep planting beneath open sky.

The entirety of the Cordelia Street podium facade will feature a verdant green wall to interface with the public. “The distinctive green wall creates a natural connection between built form and public realm, adding further life and texture to a vibrant urban environment,” says Woods Bagot Senior Associate and project leader Chris Field.

At the apex, the building’s verticality is enhanced by a “crown”, extending the tower volumes to different heights, creating a recognisable feature in the South Brisbane skyline. Standing at 120 metres, it will be one of the tallest buildings in the South Brisbane area. Located mere metres from The Standard on Fish Lane, the relationship between the buildings is legible in the striking curvilinear silhouette and a distinctive rooftop crown.

Onsite amenities will include a 25-metre rooftop lap pool at level 32, a gym, ground-floor co-working and working-from-home space, and outdoor gardens. The podium will contain three levels of car parking and a single basement level of parking.

The development at 10 Cordelia Street will further cement South Brisbane’s Fish Lane Arts Precinct as one of the city’s most sought-after residential locations.

Practical completion is expected for November 2028.
