Woods Bagot tower proposed for Newstead’s remaining riverfront parcel

Plans are now before Brisbane City Council for a 25-storey tower at 47 Skyring Terrace in Newstead, Queensland.

Designed by Woods Bagot, the proposed tower development for Consolidated Properties Group will deliver 223 premium apartments, including 12 ultra-luxury river homes contained within an adjacent four-level building.

Woods Bagot Principal David Lee says the architecture takes cues from surrounding Brisbane landmarks, combining classical composition with clean, modern geometry and articulation.

“The design is elegant, confident and timeless,” says Lee. “Classical motifs are reinterpreted and abstracted to create a modern aesthetic on key architectural elements, like the slab edges, columns and balustrade.”

The 9,368-square-metre site is one of the last remaining riverfront parcels in Newstead – an up-and-coming suburb 3.5 kilometres north of Brisbane’s CBD. The site’s prime riverfront location ensures future residents will benefit from spectacular scenery without the risk of being built out.

Positioned to capture panoramic vistas north across the river to Hamilton Hill, the project’s front-row location offers uninterrupted, never-to-be-built-out views — a rarity in Brisbane’s tightly held riverfront parcels.

Lee adds the material palette has been inspired by the local context, drawing influence from surrounding heritage buildings like the historic wool stores.

“The ‘modern classic’ is a composition of brick, sandstone and warm concrete finishes,” says Lee, “This reinforces the sense of enduring elegance and quality, while celebrating the rich local heritage.”

The site is adjacent well-established retail and dining destinations and completes the broader urban renewal aspirations of the Newstead precinct. A privately-owned, publicly accessible space (POPAS) is a contribution as part of the neighborhood plan, and has been designed to activate the street and connect with surrounding hospitality destinations.

The site benefits from excellent solar access from north to east, while podium-level apartments take advantage of the adjacent open space and river views. The deep slab edges and continuous balconies provide shade and encourage natural ventilation; the result is an overtly subtropical expression to the building.

Residential amenity is housed in the tower crown, surrounded by verdant subtropical landscaping. These will include a 25-metre rooftop lap pool, plunge pools, picnic and barbecue areas, all beneath the canopy of a grand pergola.  

The proposed development will contribute to the regeneration of the broader Newstead waterfront precinct, transforming former industrial land into a vibrant mixed-use community.
