Adelaide City Council has approved plans for a 36-level student accommodation tower at Twin Street in Adelaide’s CBD.
Planning approval has been granted for a new student accommodation tower at 29 Twin Street in Adelaide.
Designed by Woods Bagot for developer Hines Property, the 36-level building will provide accommodation for 570 students in single and twin rooms, complete with integrated student services and onsite amenities.
The tower’s design presents as a singular, slender expression, with ground-floor lobby and integrated hospitality at podium level. Standing over 123 metres, it will be among the tallest purpose-built student accommodation towers in the world.
At ground plane, the development will provide strong pedestrian connections to nearby Rundle Mall, Gays Arcade, and Hindmarsh Square. An alfresco café area on the Twin Street interface will enhance public realm engagement and further contribute to the activation of the street.
Maximising the narrow site, the tower’s top two levels will be reserved for generous communal spaces, offering students expansive 360-degree views over the city.

The proposed tower is among several student housing towers recently approved for Adelaide’s CBD, responding to a growing demand for modern, purpose-built student accommodation as incoming student numbers continue to rise.
Adelaide University has welcomed the proposed developments, stating these new housing opportunities enable the university – and the city more broadly – to continue to attract talent from around the state, the nation, and the globe.
