203 Jay Street Unites Bordering Neighborhoods Through Shared Public Spaces.

203 Jay Street is a large-scale, mixed-use development located at the nexus of Brooklyn Heights, DUMBO and Downtown Brooklyn, New York. This 355,000 square foot development is comprised of 270 units in 243,000 square feet of residential and residential amenity space, 56,000 square feet of commercial office, 7,500 square feet of retail, 23,000 square feet of vibrant open space and 33,000 square feet of below-grade parking.  The 33-story residential tower is accessed from a northern vehicular drop off as well as a public plaza to the south, a unique amenity within this dense, urban context, the plaza provides a sense of place, community and identity for the project.  Residential amenities are designed within the 33rd, 9th, Ground and Cellar levels of the building. 

Blocking and stacking of unit and room types were analyzed and optimized to maximize desirable views.  An intelligent façade pattern of transforming density responds to privacy and views.  The resulting pattern telegraphs the interior uses by increasing vision glass at living and dining areas while reducing vision glass at bedroom and bathrooms.  Building amenity spaces are highlighted within the composition by their all glass facades.  The towers changing floorplate creates varied unit depths to establish a mix of unit types and sizes: from studios to three bedroom layouts, as well as to create valuable terrace spaces for residents.

Dynamic Facade.

An intelligent facade of transforming density responds to privacy and views while changing in-depth to optimize solar shading. 

Private spaces of the tower facade are more solid to create secluded environments, while the density of the glass, stone and metal panels are reduced on public spaces.
