Woods Bagot was picked to participate in a limited design competition for the Regent Theatre Redevelopment located near the busy Queen Street mall in Brisbane.
This project, a joint venture between ISPT and Multiplex, presents a unique opportunity to create a building that provides new benefits for a new age of tenants. The Brisbane market is different from other Australian cities, with extroadinary market pressures at the present time, and a tenant profile that is unique.
The Woods Bagot approach is to understand the tenant needs to develop maximum value for the client using our market and design knowledge together to create a great development.
The key attributes of the Regent Tower workplace are:
- An end core which creates an open floor plate
- Unencumbered and open floor plate ensures all end users including sub-tenants are rewarded with prime views
- A highly effective workplace that provides for a greater range of fit out layouts
- A highly regular and efficient workplace to reduce churn costs and maximise tenant attractiveness
- Deep floor plate with all work spaces not more than 18m from light
- Circulation is simple, efficient and can be extended for ultimate flexibility of subdividing the floor plate
- Large open floor plate minimises workgroup separation
- Opportunity of introducing winter gardens that enable interesting meeting areas, breakout spaces and fit out opportunities
- Breakout spaces fed of the main circulation path creating bump zones that encourage communication and knowledge sharing across a tenancy
- Opportunity of introducing tenant specific interconnecting stairs within pocket atria to aid in improving the connectivity of multiple floor tenants
- Toilets that are partially glazed to the exterior to improve amenity and tenant attractiveness
