The 11,500m2 ONE30 Stirling Street office building is located in an area of the Perth central business district that was formerly a light industrial area. Due to the current shortage of available office space in the Perth CBD, this is an excellent location for new low rise commercial development.
The client, Charter Hall, came to Woods Bagot with plans for a 3 core office building designed specifically for a particular tenant. We pointed out that this configuration may prove inefficient in lieu of the tenant they had in mind. The Perth corporate leasing market is renowned for much smaller sized leases, an important consideration for any new commercial development.
The original building design required much rationalisation in order to meet efficiency and cost requirements. The 3 core design was rationalised into a single core with a central atrium which can be easily divided into a number of different floorplate size configurations. This was achieved without sacrificing any of the gross area. The parking was also rationalised as it had originally been designed as a separate structure and has been included in the main structure.
The building utilises the latest ESD technology and has been designed to achieve a 4 Star Green Star Rating as well as a 4.5 Star ABGR rating. Features include active chilled beams for cooling, high efficiency lighting systems including a central atrium to maximise natural lighting, low-water use fixtures, low VOC finishes and zoned air conditioning for individual comfort control.
