Located at the eastern “Paris End” of Melbourne CBD, the
80 Collins Street mixed-use development will reinforce the prestigious landmark site and contribute significantly to Melbourne’s internationally recognised retail and commercial precinct.

The development will compose of four main components:
- Existing North Tower, which will be refurbished to a target
  5 star green-star rated building
- New South Commercial Tower, 25 levels
- Retail Podium, over two levels
- Boutique Hotel, comprising of approximately 200 rooms

The new south tower will provide 38,000 m2 of net lettable premium commercial office space, with a 6 star green-star environmental energy rating.  A western side core provides both a large flexible open workplace environment and performs as a thermal buffer to the western sun. Indoor air quality is optimised with the use of new technologies, such as chilled beam technology. Unique to the building also is a geometrical external structural frame that is highly expressive and wraps all four facades, almost “tree-like”, drawing its inspiration from the established deciduous trees that line Collins Street. The varying densities of the expressed frame represent the differing structural forces. The density of the expressed frame diminishes as it moves up the building, and over the roof top creating a sculptural “crown”.

The two-level retail podium providing 5,000 square metres and expanding to the edges of the site, will deliver a new common base for all three buildings above. The strong alignment of the retail footprint with Collins, Exhibition and Little Collins Street will encourage revitalised retail activation to the street edges. Central to the retail design is an internal retail laneway, linking Collins to Little Collins Street and extending across Little Collins Street to connect to the new Southern Cross Laneway, which then further connects to Bourke Street.
