Woods Bagot was one of three finalists in a competition to design a prominent office building for GPT between Riverside and Riparian on Eagle Street, Brisbane.
The GPT group is one of Australia’s leading office funds, with Australia’s pre-eminent portfolio of buildings. Riverside is a great example of an office building that provides business value for tenants and great returns for the owner. A building that more or less lets itself. The opportunity for 77 Eagle Street was to create a building that provided equal or better benefits for a new age of tenants. A building that goes beyond the best in Brisbane.
The Brisbane market is different from other Australian cities, with extraordinary market pressures at the present time, and a tenant profile that is unique.
The Woods Bagot approach was to understand the unique tenant needs to develop maximum value, using our market and design knowledge together to create a great development. We call this ‘design intelligence’. Our solution was based upon maximising GPT’s business case for the property development and improving the resulting asset value.
